## Why people are moving to the Treasure Coast

Florida's Treasure Coast, Brevard, Indian River, St. Lucie, and Martin counties, sits north of the crowds of Palm Beach and south of the bustle of Greater Orlando, with miles of barrier-island beaches and downtown waterfronts in towns like Vero Beach, Stuart, and Sebastian that still feel like small towns. For retirees and families leaving the Northeast and Midwest behind, that combination of beach, walkable village, and a slower pace is the draw.

The financial case is just as strong. Florida has no state income tax, no estate tax, and a homestead exemption with a 3% annual assessment cap that protects long-term owners from runaway property taxes. New construction homes here are built to current hurricane codes, qualify for major insurance credits, and come with builder warranties, which matters when you're settling into a new state and don't want surprise repair bills.

Healthcare is anchored by Cleveland Clinic Indian River Hospital, Cleveland Clinic Martin Health, and HCA Florida hospitals across the region. Cultural anchors like the Vero Beach Museum of Art, Riverside Theatre, and the Sunrise Theatre in Fort Pierce, plus dozens of waterfront restaurants from Sebastian to Stuart, give you reasons to leave the house every week. And the Orlando and West Palm Beach airports are both within easy driving distance for visiting family.

Cost of Living

## How the Treasure Coast compares

Illustrative ranges as of recent reporting, local conditions and your situation will vary. The pattern, however, is consistent: lower taxes and a lower overall cost index than the high-tax metros most of our clients are leaving.

| City | Median home | Property tax (effective) | State income tax (top) | Cost index (US=100) |
| --- | --- | --- | --- | --- |
| Treasure Coast, FL | $425K | ~0.86% | 0% | 98 |
| New York, NY | $780K | ~0.88% | Up to 10.9% | 187 |
| Northern NJ | $525K | ~2.23% | Up to 10.75% | 127 |
| Chicago, IL | $310K | ~2.10% | 4.95% | 107 |
| Los Angeles, CA | $910K | ~0.75% | Up to 13.3% | 173 |

## Property insurance: the honest reality

This is the question we get most from out-of-state buyers, and we'd rather you hear it straight from us than worry about it.

Florida insurance has tightened in recent years, but the Treasure Coast is one of the more reasonable markets on the coast. New construction has a meaningful advantage: homes built to current code (impact-rated windows and doors, hip roofs, hurricane straps and clips, elevated builds in flood zones) qualify for wind mitigation credits that often cut premiums by 30–50% compared to a similar older home.

Flood zones matter. Zone X (minimal risk) means flood insurance is optional and inexpensive when carried. Zone AE (100-year floodplain) requires flood insurance with a mortgage. Zone VE (coastal high-hazard) is required and the most expensive. We help you understand the zone before you fall in love with a home.

Typical premium ranges on a new $500K home on the Treasure Coast: HO-3 plus windstorm in flood zone X often lands around $2,500–$5,000/yr. Barrier-island and waterfront homes cost more. We can introduce you to local independent agents who shop multiple carriers (private and Citizens) for an accurate quote on any specific property.

Informational only, get a real quote from a licensed Florida insurance agent before making a buying decision.

## Healthcare you can actually rely on

Cleveland Clinic Indian River Hospital is the anchor, a 332-bed acute-care hospital with a strong cardiology program, oncology, orthopedics, and a growing roster of specialists. For many retirees, it's a deciding factor.

- Cleveland Clinic primary care and specialist network throughout Indian River County
- Most major Medicare Advantage and supplement plans accepted
- Tertiary care available within driving distance in Orlando and West Palm Beach
- VNA of the Treasure Coast for home health, hospice, and rehab services

## Climate and hurricane season, what to expect

The Treasure Coast has a subtropical climate: warm, sunny winters (average highs in the mid-70s) and humid summers with afternoon thunderstorms. Hurricane season runs June 1–November 30, with peak risk in August and September.

Most years the Treasure Coast sees brushes and tropical-storm-force weather rather than direct hits. New construction is built to withstand it: Florida's current building code is among the strictest in the country. Impact-rated windows and doors, reinforced roof-to-wall connections, hip-style roofs, and elevated foundations in flood-prone areas are now standard on new builds across the Treasure Coast.

When a storm is on the way, you'll hear about it days in advance, decide whether to stay or evacuate, and protect your home with shutters or impact glass. Most retirees who move here describe hurricane season as something they prepare for, not something they fear.

## Establishing Florida residency: the checklist

Eight steps to make Florida your legal home and lock in the tax benefits.

1. 1 File a Declaration of Domicile with the Indian River County Clerk of Court
2. 2 Get your Florida driver's license (within 30 days of becoming a resident)
3. 3 Register to vote in Florida
4. 4 Register your vehicles in Florida and update insurance
5. 5 File for the homestead exemption by March 1 of the year after you move in
6. 6 Update your will, trust, healthcare directive, and power of attorney to Florida law
7. 7 Change your mailing address with banks, brokerages, the IRS, and Social Security
8. 8 Notify your former state's tax authority and file a final part-year return

## Moving logistics that actually matter

### Interstate movers

Get three written estimates. Confirm DOT/MC numbers. Avoid brokers that won't name the actual carrier.

### Vehicle shipping

Open transport is cheapest and fine for most cars. Enclosed for collector vehicles. Plan a 1–2 week window.

### Timing your closing

Build a 2–3 week buffer between closing and your moving truck arrival. New construction timelines can shift.

### Snowbird → permanent

Many of our clients winter here for a season or two before going full-time. We'll help you plan the financial transition.

## What to know before you arrive

HOA vs. CDD

HOA fees fund amenities and common areas. CDDs (Community Development Districts) repay infrastructure bonds and appear on your tax bill. Both matter, we explain each community's full carrying cost upfront.

Pet rules

HOAs vary widely on breed, weight, and number of pets. Kate has personally helped many families navigate this, never assume.

Lawn & irrigation

Most new communities include or require professional lawn care. Reclaimed water for irrigation is common, easy on the wallet and the environment.

Hurricane shutters

Most new homes use impact glass instead of shutters. If your home has accordion or panel shutters, learn the system before storm season.

Schools (for families)

Indian River County schools are zoned by address. We can map any community to its zoned elementary, middle, and high school before you write an offer.

Pet relocation

Florida heat is real. If driving down with pets in summer, plan early-morning legs and pet-friendly hotels with A/C unit checks.
