The "first contact" rule

Whoever you interact with first becomes your representative for that builder. If that's the on-site sales agent, they work for the builder. If it's us, we work for you. There's no second chance to choose.

Frequently asked questions
Why can't I just contact the builder myself?
Builders use a strict 'first contact' rule. Whoever the buyer interacts with first — the on-site sales agent or an outside Realtor — is who represents that buyer. If you visit a model home, call the sales office, or submit a form on the builder's website on your own, you've effectively chosen the on-site sales agent (who works for the builder, not you) as your representation. We can no longer step in.
Does it cost me anything to be represented?
No. The builder pays our compensation as part of their existing marketing budget — the same budget that pays their on-site sales agents. You get an experienced advocate working only for you, at no additional cost.
Won't I get a better deal if I go directly to the builder?
No. Builder pricing does not change based on whether you have representation. The on-site agent's job is to maximize the builder's profit, not yours. With us representing you, the same incentives are available — plus we know which ones to push for and how to structure them.
What does 'getting registered' actually mean?
It's a quick step. We submit your information to the builder identifying us as your buyer's representative before you have any contact with them. Once registered, you're free to visit model homes, request information, and tour communities — with us looking out for you the whole way.
I already drove past or visited a model — is it too late?
Not necessarily. Just visiting a community or driving past a sign isn't the same as registering with the builder. If you haven't given them your contact information yet, we can usually still register you. Contact us right away so we can move quickly.
